My Mission

My mission is to help you make powerful & confident home selling decisions. A home is often the single most important (and largest) investment people make in their lifetime. My goal is to make your experience as seamless and stress-free as possible so you can feel confident in your home selling decisions.

With nearly 20 years in the Real Estate business I have the knowledge and expertise to guide you. We will look at the current local market and what that may mean for you as a Seller. Marketing is also a key component of the home selling process. With a blend of professional photography, digital marketing, printed materials, open houses and a large database of potential buyers, we will actively market your property to it’s best advantage.

Common "Selling" Fees

Wood Burning Device

New Federal Standards now apply to any Wood Burning device older than 2015. Wood burning devices include wood stoves, pellet stoves, fireplaces, fireplace inserts, hydronic heaters. Options are available to impacted property owners, which we can help you navigate.

Real Estate Commission

When you sell your home, the agreed-upon fee is payable as part of your closing costs.

Inspections

If the Buyer is getting a VA loan, the Seller may be required to pay for a Pest Inspection. Typically this cost is approximately $200. For FHA Buyers the property will need to meet certain conditions, i.e. no peeling paint. Our Team can review these with you.

Title and Escrow Fees

Escrow fees range between 1% and 2%. These fees include the following: Document preparation fee for Deed, Documentary transfer fee, Owners Title Insurance, Wire Processing Fee, Wood stove exempt and/or certificate.

Capital Gains Tax

Check with your accountant or the IRS to see if you will have to pay Capital Gains Tax.

Common-Interest Community (CIC) / Homeowner's Association (HOA)

If your property is in an HOA, a Resale Package is required to be ordered within 5 days of an accepted offer. The HOA will charge for this and the range is $200–$500 per HOA, paid by the Seller. The Title Company will assist with this order and provide the information to the Buyer. Other HOA fees may be required, such as a transfer fee, set up fee, or capital contribution.

County Taxes / HOA Dues / Utilities

These will be prorated to the date of your close of escrow. If you have already paid any of these for periods after the close of escrow date, you will receive a credit for any days after the close of escrow. If any of these are due and not paid for, you will be charged for any days up to the close of escrow.

Mortgage

Any existing mortgage(s) on your property will need to be paid off at close of escrow. The Title Company will coordinate with you directly to facilitate the payoff.

At your request, the Title Company can provide you with an estimate of what your net proceeds will be on the sale of your property (commonly referred to as a Net Sheet).

Getting Your Property Ready to List

Common Items that Should be Addressed:

  • Caulking around shower/bathtub
  • Clean and repair tile grout
  • Repair any leaking faucets
  • Check light bulbs
  • Check for cracked roof tiles
  • Trim or remove shrubs trees contacting house/roof
  • Double strap water heater
  • Ensure smoke detectors are installed per current code (check batteries)
  • Install carbon monoxide detector
  • Check all windows and doors — ensure they open and close smoothly
  • Remove all valuable items and store in a safe location
  • "Declutter" counter top surfaces
  • Consider having your home professionally cleaned

We can recommend handyman services and contractors if needed.

What's Next

Our team will schedule a photographer to come to your property to take professional photos of the interior and exterior. Prior to photos being taken it is a great idea to de-clutter and de-personalize the property.

Before listing your property, we will send you several forms and disclosures for you to review and sign. If your property has more than one owner, please let us know each owner's full name and email address, as all owners will need to sign the forms and disclosures. If your property is in a Trust, all authorized signers of the trust will need to sign listing documents.

When your property is listed, Real Estate Agents will schedule times to show the property through a showing service. Please let us know who you would like to be the point of contact to authorize the showing times, their phone number and email. Also, any special instructions concerning notice required i.e., pets, alarms, or door codes.

By and large, people are trustworthy, but things happen. To prevent loss or damage to anything of value, like computers, personal documents, passports, medical records, or jewelry, remove these items and store them in a safe spot. This can mean a personal or bank safe that is kept away from visitors or take them with you.

Having people in and around the home can cause stress for your family pet. For the enjoyment of all, including your pet, please take your pet(s) with you or arrange for them to go somewhere else during the showing appointment.
